19 June 2019, Vilnius. INREAL Group is launching the development of a new A+ Energy Class business centre to be located at Žalgirio 94 in Šnipiškės. The 8 floor building with a penthouse and a total floor space area of 3,280 sq. m (of which 3,113 sq. m will be leasable) has been designed on a 13.31 are lot next to Business Home BH92, another business centre controlled by the INREAL Group. The investment for this project stands at EUR 7.2 million, and its completion is scheduled for 3rd quarter 2020.
‘Considering the shortage of office spaces for small businesses in downtown Vilnius, we have decided to tailor the new business centre to the needs of this particular segment – companies employing between 10 and 50 people,’ said Agnius Tamošaitis, Head of the INREAL Group RE Management Department. According to him, most real estate developers are designing their projects to accommodate the office space needs of larger corporations, while pushing smaller tenants aside. Currently, small companies are hard-pressed to find an office in the central part of the capital city.
The design of the building is both universal and flexible. The large bright spaces can be transformed easily and can be divided or combined together. The ground floor of the building will be tailored for retail, service and catering businesses. The remaining floors can be divided based on the tenant’s needs and requirements into offices ranging from 88 to 610 sq. m in size.
The general contractor for this project is UAB Naresta. ‘This will not be the first time that we have worked together on a RE project with INREAL. A team of two professionals – a developer and a general contractor – always creates added value for a project. We are pleased that this time we will be working together to make a contribution to the New Centre of Vilnius,’ said Arūnas Šlenys, CEO of UAB Naresta.
‘One of the key goals that the developer had for us was to design a sophisticated, functional and energy-efficient office building. To that end, we employed a 3D design, as well as carrying out comparisons of the efficiency of various solutions and the interoperability of various resources,’ said Paulius Latakas, Director of 2L Architektai, the company that designed the business centre at Žalgirio 94. Thanks to the use of innovative technologies and efficient building materials, the building will achieve an Energy Efficiency Class A+ rating and will offer a healthy and comfortable working environment.
The roof of the business centre is designed to include a terrace that will unlock stunning views of the New City Centre and of the Old Town. The business centre will have 2 elevators operating from the underground parking facility up to the terrace. The underground and aboveground parking facilities will have a total of 79 parking spaces. There will be access controls and remote building surveillance in place. The building will also have excellent visibility, so that it will be easy to find and access from different parts of Vilnius.
The New Centre of Vilnius in the southern part Šnipiškės is one of the areas in the capital city undergoing the most vibrant transformation, with new business centres and residential houses being developed. The district is just a few hundred metres away from Konstitucijos Boulevard, the Municipality, the Centre of Registers, the head offices of various banks and some of the major malls of Vilnius, as well as cafés and gyms. The infrastructure projects to develop the New Centre of Vilnius are covered in the Vilnius Municipality plans. By the year 2020, over 10 million euros will be invested in the management of the southern part of Šnipiškės. Kernavės, Giedraičių, Daugėliškio Streets will also be spruced up to provide a new and superior integration of southern Šnipiškės into Konstitucijos Boulevard.
