“Dana Lithuania” is Set to Establish an Office at “Technopolis”

29 May 2019, Vilnius. “Inreal” and “NAI Baltics” mediated in the conclusion of the contract between “Dana Lithuania” and “Technopolis” for renting 1270 sq. m. premises at Business Centre “ALFA” in Vilnius. The contract was concluded for a period of five years. Financial terms of the contract are not disclosed. “Dana Group” will establish a financial services center and employ about 100 people in the new office.

„Technopolis“ was represented by Lithuanian real estate services company „Inreal“. “Nowadays the options for renting premises exceeding 1000 sq. m. in a modern business centre in Vilnius are rather limited. Moreover, the choices made by investors are determined by many factors, thus the number of acceptable options drops even more once you take a closer look at them. Everything is important: not only the location, the term for moving in and the degree of fitting-out of the premises, but also the property manager’s flexibility, attitude towards the leaseholder, etc.”, Julius Belanoška, the Head of the Brokerage department of “Inreal”, claimed. According to him, this is particularly relevant to business centres older than 10 years, where lower rent is no longer an essential selling point in terms of negotiations.

“Dana Lithuania” was offered 12 options for premises in various locations in the capital characterised by different years of construction, segments, and degrees of fitting-out. Ultimately the Company chose the ALFA Building located in Business Park “Technopolis Ozas”.

Lina Maskoliūnė, Business Unit Director of “Technopolis” in Lithuania, said that “Dana” decided to set up there after an offer for a concept of a full office service package was made. “Establishment of another international company in “Technopolis” Business Park is an important sign of recognition to us. We provided “Dana” with a comfortable office adapted to their specific needs and a full service package all in one place: we consult regarding interior, fit out the premises, supply furniture, and provide other office maintenance services, such as office cleaning, internet solutions, rent of office plants and coffee machines”, she commented. According to L. Maskoliūnė, before setting up in the main office, the Company was also offered a solution for temporary premises, i.e., work places in a small office space: it allowed the company to launch operations and hire employees while repairs were in progress.

International real estate consulting company “NAI Baltics” represented the Tenant – “Dana Incorporated”. “This transaction confirms that the overseas/international companies are to a great extent interested in the Baltic States and in this particular case – Lithuania as a great platform to expand the business in Eastern/Northern Europe”, stated Valdis Ligers, NAI Baltics principal.

Jason Johnson, vice president of global finance and accounting for “Dana Incorporated” expressed: „We are confident in the talent and capabilities of the Lithuanian people, and we look forward to a long, successful relationship”. The center will provide intercompany support to “Dana” operations in Austria, Belgium, Denmark, Finland, France, Germany, Hungary, Ireland, Italy, Netherlands, Norway, Spain, Sweden, Switzerland, Turkey, and the United Kingdom.
