3 November 2020, Vilnius. Inreal Group has completed the construction of business centre Žalgirio94 in Šnipiškės (Žalgirio str. 94). The 8-storey building with a superstructure, total area of 3280 sq. m. and A+ energy class was designed by 2L Architects. General Contractor – Naresta. Investments in the project will reach 7.2 million euros.
Caffeine café already opened its doors in the business centre at the end of October, and will soon be followed by Goštautas dental clinic. Approximately 60 percent of the business centre's premises have already been leased. Vilnius office of the Inreal Group will also soon be moving to Žalgirio94.
"One of the most attractive features of the business centre Žalgirio94 is the solution to install a small area of 300 sq. m. with an elevator-staircase in the centre, enabling to create efficient movement inside the building and distributing more natural light throughout the office spaces. Tenants are able to use this architectural solution for convenient partitioning of offices and installation of ergonomic workplaces according to their current needs," said Inreal Group's CEO Gediminas Pruskus. According to him, the Covid-19 pandemic has brought changes to the office rental market, but the priority of an easily accessible, functional and comfortable workplace still remains.
Underground and above-ground parking lots include both regular parking spaces as well as one space which ensures a parking area of 30 sq. m. Access control and remote surveillance have also been installed in the building. The business centre is fully visible, easy to find and conveniently accessible from various parts of Vilnius.
Šnipiškės is one of the most promising neighbourhoods of the capital, also called the New Centre of Vilnius, with rapidly developing commercial and residential real estate. Such mixed development creates modern and energetically strong urban spaces. Žalgirio street is one of the most actively changing areas in the capital, distinguished by particularly convenient communication with all parts of Vilnius, not only by car, but also by foot, bicycle or electric scooter. Infrastructure projects for the development of the New Centre of Vilnius are provided in the plans of Vilnius City Municipality.
