INREAL Group is commencing the development of Phase II of the “Kerų kerai” housing project in Vilnius (Bartų St. 11). The project offers 62 two- to four-room apartments in three low-rise buildings to the primary housing market. The price of an apartment with partial finishing ranges from 2,754 EUR/sq. m to 3,360 EUR/sq. m. The investment for Phase II of the project amounts to 5.3 million euros. Construction for Phase II is scheduled to be completed in the fourth quarter of 2024.

“The success of the project’s sales demonstrates that the primary housing market has not stopped. At present, we only have a few apartments available in the Phase I buildings. When buyers are presented with appealing housing options in a desirable location at a reasonable price, they tend to make decisions promptly,” states Andrius Anusauskas, Head of INREAL Group. He emphasizes that during slower market periods, developers’ experience and analytical abilities become particularly vital. Understanding the buyers’ preferences and delivering precisely what they desire is essential.

The “Kerų kerai” block seamlessly integrates with the picturesque landscape of Burbiškės forest, which originated during the last ice age. The block is nestled within a valley belt, enveloped by a mature forest, imparting a unique sense of nature not only outside the apartments but also within them. Residents can enjoy views and a connection to the forest through the windows, balconies, and terraces. Creating a harmonious link between nature and humanity was one of the principal objectives for the project’s architects. To achieve this, the building volumes were divided, incorporating wide and tall windows, spacious balconies, and expansive roof terraces. The facades are adorned with natural, durable finishing materials. The architectural design of the project was executed by FlexiForma, UAB.

The project has been assigned an energy class of A+. Underfloor gas heating is incorporated into the design, while the facade of the buildings will be decorated with clinker. Special emphasis is placed on security measures, including the fencing of block complexes, as well as the design of well-maintained common spaces. It will feature parking lots, designated areas for bicycles and electric cars, a children’s playground, and communal spaces.

The construction of Phase I of the project is scheduled for completion in the second quarter of 2024. 44 units out of the total 46 apartments have already been sold.

The “Kerų kerai” block encompasses a total of 16 low-rise residential buildings with 230 apartments. The apartments range in size from 35 to 95 sq. m. The entire project covers an area of over 16,600 sq. m, while the complex itself occupies 3.1 ha of land. The overall investment for the entire project is estimated to reach 27 million euros. Simultaneously, the infrastructure project for the block is underway, including the construction of a street and the installation of water, sewerage, and other essential utilities.
