Residential complex
Phase III of the Kerų kerai residential development, “Paparčio žiedas” (Fern Blossom), located at Bartų St. 2, Vilnius, was completed in 2025. The phase comprises four low-rise residential buildings with a total of 71 two- to five-bedroom apartments. All apartments have been sold.
The Kerų kerai neighbourhood is located in the Burbiškės Forest valley, formed during the last Ice Age. The low-rise buildings are positioned between two forested slopes with mature trees, making the natural surroundings an integral part of the living experience. The architectural design features carefully articulated building volumes, large windows, spacious balconies, and rooftop terraces that allow residents to enjoy views of the surrounding forest. Durable, natural materials were selected for the building finishes. The project was designed by FlexiForma Architects.
The buildings meet the A+ energy efficiency standard and feature underfloor heating and clinker brick façades. The development includes car parking spaces, bicycle storage facilities, electric vehicle charging points, children’s playgrounds, and shared community spaces. The site is gated, with particular attention given to the quality of common areas and functional apartment layouts.
Phase III was developed following the successful completion of Phases I and II, where all apartments were also sold.
The completed Kerų kerai neighbourhood consists of 16 low-rise residential buildings with a total of 230 apartments. Apartment sizes range from 35 to 95 sq m, the total development area exceeds 16,600 sq m, and the site covers 3.1 hectares. The total investment in the neighbourhood amounted to €27 million. The project also included the development of supporting infrastructure, including a new road, water supply, wastewater systems, and other essential utility networks.
