7 October 2022, Vilnius. INREAL Group starts the development of Phase I of a new Housing Project “Kerų kerai” in Vilnius (Bartų Str. 11). 46 one-room to four-room apartments in two low-rise buildings are offered to the primary housing market. The price of an apartment with partial finishing reaches 2485 – 3184 EUR/sq.m. The infrastructure project for the block would be developed in parallel and would include building of a street, installation of the water supply, sewage, and all communication facilities. The investment in Phase I of the Project amounts to almost 7 million euros, including a 3-million investment in the infrastructure. The construction of Phase I is planned to be completed in the first quarter of 2024.
“The south-western territory of Vilnius has a lot of potential for housing development. It perfectly meets the needs of today’s people: it is close to the centre and in a very green area of the forest massif. We aim to develop cosy, comfortable, modern, and healthy homes here. We focussed on the today’s buyers’ ability to afford purchasing housing in the process of preparation for the construction part of the Project and establishing the pricing, because this is one of the most important conditions for the success of the Project”, says Andrius Anusauskas, Head of INREAL Group. According to him, the Project is focused on buyers of the middle housing class, young families.
The structure and architecture of Block “Kerų kerai” are adapted to the special landscape of Burbiškės Forest, which formed during the last ice age. It is characterized by mature forested slopes and a meandering valley belt between them. The residents of the houses built here will enjoy the views of nature through the windows of their homes, from the balconies and the roof as well as the terraces on the first floor. The territory will be equipped with parking lots, areas for bicycles, electric cars, children’s playgrounds, and community meeting spaces.
“The residential block surrounded by forested hills sensitively adapts to the surrounding terrain and merges with it. The stylistics of the buildings were designed to break down the volumes of the structures even more in order to achieve a scale appealing to the eye. Residents of the entresol floor will enjoy views of the surrounding forest from spacious sunny terraces. Tall windows will allow to enjoy the proximity of the forest, let in lots of sun and light. Natural, long-lasting finishing materials would be used for finishing of the buildings”, says Linas Savičius, the Director of UAB “FlexiForma”, the Organizer of the Project.
The energy class of the Project is A+. Underfloor gas heating is planned, the façade would be covered with clinker. Major focus is placed on security, including the fencing of the block complexes, the interior of common spaces as well as comfortable and rational housing layouts.
16 low-rise residential buildings and 230 apartments have been designed in Block “Kerų kerai” in total. Apartment areas are in the range of 35-95 sq.m. The total area of the Project is over 16,600 sq. m. The complex territory covers an area of 3.1 ha. The total investment of the entire Project will reach 27 million euros.
The Project visualisations show a preliminary image the details of which will differ from those of the implemented one.
