Construction begins on SOLEMÉE, a premium residential development on the banks of the Vilnelė River in Vilnius

Construction has begun on SOLEMÉE, a premium residential development at 24 Manufaktūrų Street in Vilnius. The project is being developed by Vertės matas, with Statservice overseeing construction management and INREAL Tarpininkavimas responsible for sales. The total investment is expected to reach €15 million.

“SOLEMÉE stands out not only for its riverside location and architecture, but also for its clear vision of quality living. It is an appealing proposition for buyers seeking distinctive homes in a central location in Vilnius,” says Lina Vaitkutė-Mejerė, Head of Sales Projects at the INREAL Group.

Designed by Arches Architects, the development will comprise a four-storey building with an additional rooftop structure and two basement levels. It consists of three interconnected sections: Aurea, Brume and Corso, which links the other two. The total usable floor area is approximately 4,000 sq m. The architectural design features stepped building volumes, landscaped roofs and other elements that respond to the site’s topography and surrounding environment.

The A++ energy-rated development will comprise 41 apartments with two to four rooms, ranging in size from 50 to 230 sq m. The average price is approximately €6,600 per sq m for apartments sold with unfinished interiors.

The development will also include seven commercial units with a combined floor area of approximately 450 sq m. The average price of commercial space is expected to be around €4,900 per sq m. The two basement levels will provide 52 car parking spaces and 38 bicycle storage spaces.

“We have already signed a contract with the general contractor, Sintervalas. Construction is under way, and we expect to complete the project in the second quarter of 2028,” says Kęstutis Jungevičius, Director of Vertės matas.

“SOLEMÉE brings together the distinct character of several parts of Vilnius: the creative spirit of Užupis, the post-industrial character of Markučiai and the greenery of Belmontas. This combination is central to the project’s identity. We are pleased to be involved in a development that prioritises architectural quality and long-term value,” says Lina Vaitkutė-Mejerė.
