Seimėnų Šilas

“Seimėnų Šilas” is a private residential community of detached and semi-detached homes located in the Trakai district, in the village of Seimėnai (Sienio St.), between Lakes Alsakis and Margis.

Phase I of the development has already been successfully completed, with all 8 detached homes developed and sold.

Phase II will cover a 2.5-hectare site and include 7 architecturally distinctive single-storey semi-detached homes, a convenience store with a café, a boutique fitness studio, and a car wash. Padel and basketball courts are also planned nearby. The community will be fully fenced, with access restricted to residents via remote-controlled entrance gates.

The development features A++ energy-efficiency class, four-bedroom homes/townhouses ranging from 106–108 sq. m. The units are connected through covered carports and come with exceptionally spacious private plots ranging from 11 to 19 ares, as well as 5–7 sq. m storage units.

Only high-quality materials are used throughout the construction of Seimėnų Šilas. The homes feature pitched roofs and façades finished with vertically laid clinker tiles. Each plot is equipped with a private water well and an on-site wastewater treatment system.

The homes/townhouses are delivered with a high-spec partial fit-out, including gypsum-board interior partitions, air-to-water underfloor heating, and a heat recovery ventilation system. Optional interior finishing and outdoor swimming pool installation services are also available.

Construction of Phase II is scheduled for completion in Q4 2026.
